Three furnished residences · Esplanade Ridge

Live on the avenue.

Three furnished units behind a chartreuse Creole cottage on Esplanade Avenue — banana trees at the steps, a courtyard out back, and the French Quarter a walk away. Twelve-month leases. Move in with a suitcase.

Availability

Rents are monthly and include furnishings. Ask about a unit and you'll hear back the same day.

The main house

Chartreuse, periwinkle, and a wall of banana leaves.

The house sits on the neutral-ground side of Esplanade, in the stretch where Tremé eases into Esplanade Ridge. You don't so much arrive at it as push through it — crepe myrtle and elephant ears crowd the walk, and the porch appears at the top of the steps like a room that grew out of the garden.

Nobody rents the main house — it's the front of the property and the reason the block looks the way it does. What you'd be renting is one of three furnished units, each with its own door, its own temperament, and a share of the courtyard behind.

High ceilings, transoms over the doors, floors that creak in the right places. These are real leases for people who want to live here, not weekend rentals. Twelve months, a neighbor or two, and a garden nobody fights over.

The neighborhood

Esplanade runs from the river to City Park. You'd be about a third of the way up.

Far enough from the Quarter to sleep, close enough to walk home from it.

Tours

Come see it before you decide.

Tours run about twenty minutes. We'll walk the unit, the courtyard, and the block, and you can ask the awkward questions — parking, noise, what happens during Mardi Gras — without anyone pretending.

Can't get to New Orleans? Ask for a video tour and we'll walk it live on a call. Out-of-state applicants do this all the time.

Applications

Here's exactly what we look at.

We publish our criteria so you can decide whether to spend the application fee before you spend it. Every applicant is measured against the same list.

  1. Income. Gross monthly household income of roughly three times the rent, from any lawful source. Housing vouchers count.
  2. Rental history. Two years of verifiable history with no unpaid judgment from a prior landlord.
  3. Credit. We look at payment patterns, not a single score. Medical debt is not counted.
  4. Background check. Reviewed individually, considering the nature of the offense, how long ago, and what's happened since. No blanket exclusions.
  5. Identification. Government-issued photo ID for every adult occupant.
Application fee: per adult applicant, paid directly to our screening provider. It covers the credit, criminal, and eviction reports. We don't mark it up.

Hurricane season runs June through November. Evacuation guidance, the shutter plan, and where the water shutoff is are all in your resident handbook in the documents portal. Read it in May, not in August.

Yard sign

Point a phone at the sign, land on this page.

The code goes on the yard sign, the window card, and the flyer at the coffee shop. Someone walking the avenue scans it and gets the units, the rents, and a tour request form before they've reached the corner.

Print it at least 1.2 inches across for a window card and 3 inches for a yard sign, with clear white space all the way around. High error-correction means it still scans with a little rain damage or a smudge.

Questions

The things everybody asks.

What does "furnished" actually mean?

Bed, dresser, seating, a table you can eat at, lamps, window coverings, and a kitchen stocked with pots, plates, and the basics. Bring your own linens, towels, and whatever makes it feel like yours. A full inventory is attached to the lease so there's no argument at move-out.

What's included in the rent?

Furnishings, high-speed internet, water, trash, and lawn and courtyard care. Electricity and gas are billed to you directly. Exact splits are listed on each unit above and spelled out in the lease.

How does the security deposit work?

Louisiana requires a landlord to return the deposit, or send an itemized statement of any deductions, within one month of the lease ending. We do a documented walkthrough with photos at move-in and move-out so both of us are working from the same record.

Do you allow pets?

Yes, with limits that vary by unit — the details are listed on each unit above. Assistance animals are not pets and are never charged a fee, in line with fair housing law.

Is there parking?

Parking arrangements are listed per unit. Esplanade itself is permit-and-street parking, which is a real consideration if you own a car. Ask us and we'll tell you what it's actually like on a Saturday.

What happens during Mardi Gras and festival season?

You're off the main uptown parade routes, but Esplanade gets busy and street parking gets scarce. There's a walking parade or two nearby. Most residents consider this a feature.

Can I sublet or list it short-term?

No. New Orleans regulates short-term rentals tightly by permit and zoning, and our leases prohibit it. These are twelve-month homes.

Can I apply from out of state?

Yes, and plenty do. We'll do a live video tour, and the whole application and lease signing happens online. We won't take a deposit until you've actually seen the unit, live or in person.
