The main house
The house sits on the neutral-ground side of Esplanade, in the stretch where Tremé eases into Esplanade Ridge. You don't so much arrive at it as push through it — crepe myrtle and elephant ears crowd the walk, and the porch appears at the top of the steps like a room that grew out of the garden.
Nobody rents the main house — it's the front of the property and the reason the block looks the way it does. What you'd be renting is one of three furnished units, each with its own door, its own temperament, and a share of the courtyard behind.
High ceilings, transoms over the doors, floors that creak in the right places. These are real leases for people who want to live here, not weekend rentals. Twelve months, a neighbor or two, and a garden nobody fights over.
The units
Every unit comes furnished, with utilities and internet handled. Pick the one that suits how you actually live.
The neighborhood
Far enough from the Quarter to sleep, close enough to walk home from it.
Distances are block counts along Esplanade, measured from street numbering.
Tours
Tours run about twenty minutes. We'll walk the unit, the courtyard, and the block, and you can ask the awkward questions — parking, noise, what happens during Mardi Gras — without anyone pretending.
Applications
We publish our criteria so you can decide whether to spend the application fee before you spend it. Every applicant is measured against the same list.

Pay rent, report something broken, pull up your lease. If it's an emergency, skip all of this and call.
Bank transfer is free and posts in a couple of business days. Card payments carry the processor's fee. Autopay is available once you're set up.

Yard sign
The code goes on the yard sign, the window card, and the flyer at the coffee shop. Someone walking the avenue scans it and gets the units, the rents, and a tour request form before they've reached the corner.
Print it at least 1.2 inches across for a window card and 3 inches for a yard sign, with clear white space all the way around. High error-correction means it still scans with a little rain damage or a smudge.
Questions
Bed, dresser, seating, a table you can eat at, lamps, window coverings, and a kitchen stocked with pots, plates, and the basics. Bring your own linens, towels, and whatever makes it feel like yours. A full inventory is attached to the lease so there's no argument at move-out.
Furnishings, high-speed internet, water, trash, and lawn and courtyard care. Electricity and gas are billed to you directly. Exact splits are listed on each unit above and spelled out in the lease.
Louisiana requires a landlord to return the deposit, or send an itemized statement of any deductions, within one month of the lease ending. We do a documented walkthrough with photos at move-in and move-out so both of us are working from the same record.
Yes, with limits that vary by unit — the details are listed on each unit above. Assistance animals are not pets and are never charged a fee, in line with fair housing law.
Parking arrangements are listed per unit. Esplanade itself is permit-and-street parking, which is a real consideration if you own a car. Ask us and we'll tell you what it's actually like on a Saturday.
You're off the main uptown parade routes, but Esplanade gets busy and street parking gets scarce. There's a walking parade or two nearby. Most residents consider this a feature.
No. New Orleans regulates short-term rentals tightly by permit and zoning, and our leases prohibit it. These are twelve-month homes.
Yes, and plenty do. We'll do a live video tour, and the whole application and lease signing happens online. We won't take a deposit until you've actually seen the unit, live or in person.
